Old stone building that once was a barrel makers right on the banks of the Lot in need of full restoration.

Here is a very special find, right on the riverside, an old property built in the 17th/18th century when the wine business prospered. Originally the place where boats brought the old oak to make the barrels for the Bordeaux and Cahors wine which was then sent out to England on ships from the port of Bordeaux. Stacks of original features and loads of space, but it needs total renovation.

This property is being sold through an agency and the price includes their fee. For further details, please contact Anne Hulme on +33 (0)6 60 24 05 05 or use the contact form below to inquire about this specific property only.

Description

The property consists of 3 interconnecting buildings, 2 with 3 storeys although on different levels and 1 with 2 floors. The central section has a front covered terrace 90m², cellar 60m² where the barrel maker would have worked, (there are still tools and equipment!) with doors out onto the riverside. Wooden turned staircase to the middle floor where there once was a kitchen 60m² with 2 stone sinks and a huge fireplace and windows overlooking riverside, then upstairs to sleeping area again 60m² with beamed ceilings and feature round windows, the area to the left on the main photo has 3 floors with downstairs original brick and stone bread oven still intact and large room 45m². Upstairs to same sized space connecting to kitchen and upstairs to bedroom with balcony over the riverside. The right hand lower section was made into a large garage 70m² which connects to the upstairs kitchen area – the beams are spectacular.

The property has many of the original fireplaces, some of them huge. The property is built with typical Lot-et-Garonne stones and layers of bricks which is very attractive. The 3000 litre septic tank conforms and there is water, electricity and ADSL phone line connected.

There is 50m of river frontage where you could put a jetty or moor a boat. The gardens surround the house with fruit trees and floral hedging, a well and at present there is a mobile home connected to drainage, electricity and water and satellite TV, ready to live in while you start your renovation!

A perfect opportunity to renovate a piece of history on the riverside!
